Finding your Trustworthy Realtor

How Do I Find a Trustworthy Realtor in Peterborough, Ontario?

June 05, 20263 min read

The most trustworthy realtor for you is the one who tells you the truth, even when it's not what you want to hear. That's the short answer. But finding that person takes a little more than scrolling Google reviews.

Start with the fit, not the resume

Trust isn't built on credentials. It's built on the feeling you get in the first conversation. When I talk to someone who's questioning everything I say and pushing back with what they think they already know, I'm honest with myself about whether we're a good fit. If you've already decided you know more than the person you're hiring, you probably don't need to hire anyone. That's not a criticism. It's just reality.

The best working relationships I've had over 20 years are with clients who want a second opinion from someone they genuinely trust, not someone who'll just agree with them.

What reviews won't tell you

Google reviews are a starting point, not a finish line. Friends and family can write whatever they want. The number to actually look at is transaction volume. How many deals has this agent actually closed? Some agents have more five-star reviews than they've had listings. That tells you something.

Look for someone who's actively working the Peterborough market, not someone who pops up here occasionally between bigger deals in a larger city.

Why local knowledge matters more than people think

An agent from outside the area will tell you Peterborough is Peterborough. A local agent knows that's not true. There are neighbourhoods here that are great for families, great for young professionals, great for investment, and some that most buyers would want to avoid. School districts, walkability, resale history, what's changing and what isn't. You can't Google your way to that kind of knowledge. You build it over years of working here.

The pricing conversation is where trust gets tested

This one matters. So many sellers hire the agent who gave them the number they wanted to hear. It feels good in the moment. But it's the agent who walks in with the research and gives you an honest assessment who's actually working in your favour.

The final pricing decision is always yours. It's your house. But it should never be based on who stroked your ego.

The skill nobody asks about

Here's what I think people get wrong when they're interviewing realtors. They ask about marketing, about commission, about how many listings they've had. What they almost never ask about is problem solving.

Something goes wrong in almost every transaction. It doesn't matter how good the marketing is if your agent falls apart when an issue comes up with financing, a home inspection, a title problem, or a buyer who gets cold feet. Getting you to the closing table when things get complicated is where the real work happens. Ask your agent how they handle that. Ask for an example. The answer will tell you a lot.
