
Safest Neighborhoods in Peterborough, Ontario
Peterborough is a pretty safe city overall. The area to be most mindful of is the downtown core, where most of the city's unhoused population spends time and where safety concerns have increased over the past few years. Outside of that, most of Peterborough is comfortable and family friendly. The bigger question for most buyers isn't safety in the traditional sense. It's school districts.
West End
The west end is consistently one of the most desirable areas in Peterborough and for good reason. The homes are newer and well maintained, the school districts are among the best in the city, and the neighbourhoods have a settled, established feel. If you're a family with school age kids and the school district is a priority, the west end is where you want to be looking first.
North End
The north end is a mixed bag in the best possible way. You get easy access to trails and amenities, a variety of housing styles and price points, and a generally safe and quiet feel. School districts vary depending on exactly where you land, so it's worth looking into the specific catchment area before you fall in love with a particular street.
East City
East City has a loyal following and it's easy to understand why. The walkability is excellent, you're close to everything, and the older character homes have a charm that newer builds just don't replicate. The honest caveat is that the area has gotten more congested over the last few years as new apartment buildings and a condo development have gone up, with more scheduled to be built. It's still a great area but it's changing and buyers should go in with eyes open.
Old West End and Teachers College Area
If you love homes with history and character, this is your neighbourhood. The old west end sits on the edge of the downtown core but maintains a distinct feel of its own. These are walkable, established streets with beautiful older homes. It attracts people who want the character of an older property without being in the thick of the downtown core.
South East End
The southeast is a mixed neighbourhood with homes built in the early 2000s alongside homes from the 1970s. People genuinely love living here. It's accessible, reasonably priced, and has a comfortable community feel. There are some low income housing units in the area which don't affect day to day life for most residents but do affect the school district. Families with school age children often find themselves wanting to move before their kids hit school age for that reason.
South End
The south end is one of the best options in the city for first-time buyers and people looking to downsize. The homes are affordable to run, you're close to all amenities and Highway 115, and the housing stock is mostly bungalows and wartime homes that are straightforward to maintain. The school district is a similar story to the southeast. It works well for buyers without school age kids, but families often reconsider the area once that becomes a factor.
Downtown Core
The downtown core is the one area I'd steer most buyers away from right now. It's where safety concerns are most concentrated in Peterborough and where the unhoused population is most visible. Beyond the day to day reality of living there, it will affect your resale value when the time comes to sell.
The school district question
This comes up constantly with families and it's worth addressing directly. Peterborough has meaningful differences in school quality and classroom environment across its neighbourhoods. It's not just about test scores. It's about whether a teacher's time and energy is being spread thin dealing with behavioural issues rather than focused on teaching. That's a real difference that affects kids every day. If you have children or plan to, factor the school catchment area into your decision as seriously as you factor in the house itself.
